Finding a property
East Suffolk and North Essex
The first step is to contact us here at Concord to provide a few details about yourself
and about the accommodation you are looking for. We'll then search our database
to match your wishes with potentially suitable properties for you to view. If not urgent, we can log your
details and contact you as possibilities become
available. It is worth starting to look around at least a month before you
want to move. Not surprisingly, the more time you allow for searching, the more likely you are to find a property that really fits what you are looking for.
With regret, it is current Concord policy that we cannot assist dss claimants. Our tenancies are
granted for a minimum term of 6 months.

Viewings
Viewings can be arranged to include evenings
and weekends if needed, and we will willingly give advice and answer any questions you may have.
Reserving the property
Once you have decided on a property, you can reserve it
by paying a 'holding deposit', usually equivalent to one week's
rent. Assuming that the tenancy goes ahead, this will be deducted
from the money paid up front before you move in. If, for any reason, the landlord turns the tenancy down, your money will be refunded. If, on the other hand, you decide to withdraw from the arrangement after you have committed the deposit,
that money will be forfeit. This could also happen if you do not provide complete and accurate information in your application.
References
As a minimum we will need satisfactory references from your employer
(or college), and a previous or current landlord. We may also ask for
a personal reference, and sometimes a guarantor. In addition a credit
check will be undertaken. Concord uses the services of an independent
referencing company to obtain and evaluate all references.
Rents
Rents are normally quoted calendar monthly, and payable monthly
in advance. The tenant is usually also responsible for Council Tax,
Water Rates, Gas, Electricity and Telephone costs. All rents are
payable by bank standing order to our company bank account.
Deposit
A security deposit of a minimum of one month's rent must be paid,
and will be held by a government approved tenancy deposit insurance scheme, in line with new legislation in 2007.
This is held to cover damage, breakages, and any other liabilities under the terms of the tenancy
agreement. Please note that under no circumstances can the deposit
be used by the tenant to cover rent, not even at the end of the tenancy.
Fees
Concord charges £50 per applicant to cover administration, referencing
costs, and a contribution to drawing up the first tenancy agreement. A proportion of this fee is refunded if the tenancy does not
proceed. In addition, there is a £25 contribution to the drawing up of the tenancy agreement and £25 towards the inventory. Renewal of a tenancy is a fixed rate charge to the landlord of £50 or £75,
depending on referencing requirements, and the tenant pays half this cost.

Insurance - for Tenants
It is the tenant's responsibility to make sure your things are safe and insured. Concord can make it easy for you.
As appointed agents for Homelet insurance services, we are able to offer a variety
of insurance policies for both landlords and tenants.
Contents
Up to your selected sum insured for damage to your household furniture,
equipment, furnishings, clothing and personal possessions whilst
in your home (excludes business equipment).
Landlord's Contents
Up to £2,500 for accidental damage to your landlord's contents,
fixtures & fittings for which you are responsible.
Personal Possessions
Up to your selected sum insured for loss or accidental damage to
your clothing, watches, jewellery, spectacles, other valuables (excluding
mobile phones) and bicycles whilst away from your home anywhere
in the UK or whilst temporarily elsewhere in the world. Cover for theft from
unattended vehicles would only apply if taken from a locked boot.
